Exterior Restoration in Bicton, WA

This impressive three-storey dwelling in Bicton, WA 6157, built in 2001, boasts a land size of 630 m². The residence is a striking example of modern architecture, and the restoration project aimed to rejuvenate its exterior, ensuring it remains both visually appealing and protected for years to come. The scope of work encompassed a comprehensive overhaul of all external surfaces, including gutters, fascias, rafters, balcony ceilings, eaves, steel posts, downpipes, service pipes, steel awnings, steel balustrades, boundary walls, and rendered walls. Due to the scale of the project, scaffoldings were employed to provide safe access to all areas, ensuring a seamless and efficient process.

The Process:
Exterior Metal Surfaces – Gutters, Fascias, and Steel Work
The metal surfaces required careful preparation before painting. White rust was removed using a mechanical grinder or hand wire brush to ensure a clean, smooth surface. Once prepped, one coat of Dulux Durebild STE 2-pack epoxy was applied for superior adhesion and durability. After a minimum drying time of 16 hours, a second coat of Dulux Weathermax HBR 2-pack polyurethane was applied to create a long-lasting, weather-resistant finish. The 16-hour drying time between coats was crucial to achieving a smooth and durable outcome.

Eaves, Balcony Ceiling, Rafters, Downpipes, and Service Pipes
The preparation for these surfaces included thorough cleaning to remove dirt, dust, grease, and any loose or peeling paint. Any imperfections were repaired with patching, gapping, or puttying before sanding down to a smooth finish. Once dry and prepped, Dulux Weathershield Low Sheen was applied in two even coats, offering both protection and an aesthetically pleasing finish that will withstand the elements.

Rendered Walls
The walls were pressure cleaned to eliminate dirt, grease, stains, mould, and any loose or flaking paint. Protective masking was applied to windows, doors, and surrounding areas to prevent overspray. Cracks were repaired with Dunlop Acrylic Render Sponge or Dulux Acratex Converty Coarse for a smooth and seamless finish. After applying one coat of Dulux Acraprime to all bare surfaces, two coats of Dulux Acrasheild membrane coating were added to provide a high-quality, durable finish.
Balustrading and Steel Posts
The balustrading and steel posts required careful preparation to ensure an even and professional finish. Glass, trims, and surrounding fittings were masked off to avoid overspray. The surfaces were cleaned thoroughly, and tracks were dusted to remove any debris. After cleaning and drying, one coat of Dulux Luxaprime UMP 2-pack epoxy was applied to ensure strong adhesion. Following the first coat’s drying, two coats of Dulux Acrathane IF 2-pack polyurethane were applied, giving the balustrading a high-quality, professional finish that is resistant to wear and tear.

Conclusion:
The restoration of this three-storey dwelling in Bicton involved meticulous planning, high-quality materials, and precise craftsmanship. The project not only revitalized the home’s exterior but also ensured its resilience against the harsh elements.
